A BIG THANKS to those who have submitted their objection to the proposed new substation at Tealing over the festive period.

Did you know that planning in Scotland is shaped by a policy known as the National Planning Framework 4 (NPF4)? This is a document that outlines how Scotland will develop and use its land to improve the lives of its people.

Objections to planning can include references to this document.

Policy 3 looks at biodiversity and states that “Development proposals for national or major development, or for development that requires an Environmental Impact Assessment will only be supported where it can be demonstrated that the proposal will conserve, restore and enhance biodiversity, including nature networks so they are in a demonstrably better state than without intervention.”

Policy 4 relates to the environment and states that “Development proposals which by virtue of type, location or scale will have an unacceptable impact on the natural environment, will not be supported. “

Policy 9 looks at using brownfield sites rather than greenfield land and a policy outcome is that: “Development is directed to the right locations, maximising the use of existing assets and minimising additional land take.”

Policy 14 is concerned with liveable places and says thatDevelopment proposals will be designed to improve the quality of an area whether in urban or rural locations and regardless of scale.

Policy 29 (Rural Development)

“The policy aims to: encourage rural economic activity, innovation and diversification whilst ensuring that the distinctive character of the rural area and the service function of small towns, natural assets and cultural heritage are safeguarded and enhanced.

“Development proposals in rural areas should be suitably scaled, sited and designed to be in keeping with the character of the area. They should also consider how the development will contribute towards local living…..”

If you think the proposals for the new substation are out of keeping with the aims of the NPF4, PLEASE refer to these policies in your objection. If you have already submitted your objection, you may add these points in an additional comment.
